Association Responsibilities
Our Association must approve any changes to the exterior of homes and our shared amenities. The Association is also responsible for the following common areas:
- Barn
- Basketball Court
- Clubhouse
- Entrance Signs
- Landscaping of common areas – including mowing, herbicide applications, reseeding and clean up
- Pet Waste Cans
- Roads, Parking Areas, Storm Drains, Curbs, Street Lights, and Street Signs
- Sidewalks along Stanford Drive
- Snow Removal for the six courts and the clubhouse area
- Swimming Pool
- Tennis Court and Multi-purpose Court
- Tot Lot
- Trees and Shrubbery – mulching, weeding, trimming and replacement on common ground only.
Homeowner Responsibilities
Each homeowner is primarily responsible for the repair and maintenance of their unit and property. The Rules & Regulations list these specifically. Any function not listed as an Association responsibility is the obligation of the homeowner. Please contact the Association’s management company with questions or concerns.
Newtown Township Responsibilities
We also depend on the Township for the maintenance of specific areas and work closely with Township officials for these services. This includes:
- Fire hydrants
- Mailboxes and keys – responsibility of Newtown Post Office
- Pedestrian asphalt walking trail
- Stanford Drive – Roadway, Lighting, Street Signs
- Snow Removal – Stanford Drive
- Water & Sewer
